The Construction Quality Auditor is responsible for independently verifying compliance with construction quality standards, contract requirements, and regulatory codes through audits and inspections. This role ensures that the project deliverables meet the specified quality expectations, that non-conformances are identified and resolved, and that continuous process improvements are recommended. The auditor acts as a neutral evaluator, collaborating with project management, contractors, inspectors, and quality teams, but not directly managing construction work.

Key Responsibilities / Duties
  • Audit Planning & Execution: Develop and maintain an audit schedule (routine, surprise, follow-up) aligned with project phases. Define scope, objectives, criteria, and checklists for audits (e.g. systems audit, process audit, field audit, supplier/subcontractor audit).
  • Conduct audits of construction processes, workmanship, material compliance, documentation, and quality control (QC)/quality assurance (QA) methods. Perform field inspections to validate actual conditions versus design, specification, and standards.
  • Document Review & Verification: Review design drawings, specifications, shop drawings, submittals, quality plans (QMP / QCP), method statements, test reports, and other quality documentation. Validate that records (inspection reports, test records, nonconformance logs, corrective action forms) are complete, accurate, and traceable. Check for contract-based quality requirements (owner, client, regulatory, industry standards).
  • Nonconformance / Defect Identification & Reporting: Identify nonconformities (deficiencies, deviations, defects) in work or process. Document findings (photos, narratives, measurements) in audit reports. Recommend corrective or preventive actions (CAPA). Track corrective actions and verify closure effectiveness (follow-up audits or inspections).
  • Quality System & Process Improvement: Provide feedback and suggestions to improve quality systems, procedures, workflows, and practices. Assist in refining checklists, templates, audit protocols, and internal guidelines. Monitor key quality metrics (e.g. defect rates, audit performance, rework levels). Contribute to lessons-learned, root-cause analyses, continuous improvement initiatives.
  • Coordination & Stakeholder Communication: Communicate audit findings to project management, construction teams, subcontractors, and quality managers in a clear, objective manner. Facilitate audit review meetings, corrective action planning sessions, and follow-up coordination. Work with project teams to support implementation of recommendations. Assist in training or coaching inspection staff, QA/QC personnel, or contractors on audit techniques, standards, or processes.
  • Quality Assurance Oversight: Support development and update of the project Quality Management Plan (QMP) and project-specific quality procedures. Assist in internal QA checks, verification of quality control execution, and oversight of third-party inspections. Monitor and audit subcontractor QC systems or vendor quality processes when required.
  • Reporting & Documentation: Prepare periodic audit summary reports (monthly, quarterly) showing audit outcomes, trends, status of corrective actions, and areas for improvement. Maintain audit logs, checklists, files, and records systematically. Prepare presentations, memos, or dashboards to senior management, clients, or oversight bodies showing quality status.
  • Compliance & Standards Assurance: Ensure that construction and inspection practices comply with applicable industry codes, standards, and regulations (e.g. building codes, ISO standards, safety regulations). Stay current with changes in relevant quality standards (e.g. ISO 9001, ISO 19011, local building codes). Where relevant, support audits for certification (e.g. ISO) or client-specific quality programs.
  • Site Safety & Coordination: While primarily focused on quality, ensure audit and inspection activities are conducted safely in accordance with site safety rules. Coordinate with safety personnel, site supervision, and access controls when auditing active construction zones.
  • Travel & Ad hoc Audits: Travel to project sites, possibly overnight stays, as needed. Occasionally perform ad hoc or special audits (for high-risk activities, emergent issues, or complaints). Actively assist in peer reviews, internal audit of the audit program, or quality oversight of new projects.
Required Qualifications & Experience
  • Bachelors degree in Civil Engineering, Construction Management, Structural Engineering, or related discipline (or equivalent experience).
  • Several years (commonly 5+ for full level) of experience in construction quality assurance/quality control, inspection, or related roles.
  • Proven experience with auditing disciplines (ISO audits, internal audits, third-party audits) is highly desirable.
  • Strong understanding of construction methods, materials, trades, workmanship, tolerances, testing protocols, and field quality practices.
  • Knowledge of quality management systems (QMS), audit methodology, and industry standards (e.g. ISO 9001, ISO 19011).
  • Familiarity with contract-based quality requirements, codes, specifications, and standards relevant to the projects region and discipline.
  • Excellent technical writing, communication (verbal and written), and presentation skills.
  • Strong analytical, observational, and problem-solving skills.
  • Ability to work independently and maintain objectivity and impartial judgment.
  • Proficiency with audit management tools, spreadsheets, quality software, databases, and document control systems.
  • Valid drivers license; ability to access and move around job sites safely.
  • Willingness to travel to multiple sites, sometimes under challenging field conditions.
Preferred / Desirable Attributes
  • Professional certifications in quality or auditing (e.g. Certified Quality Auditor (CQA) from ASQ)
  • Certification as a construction manager, LEED, or other relevant industry credentials.
  • Experienced in use of construction management or EAD/QA software (e.g. Procore, eBuilder, others)
  • Working knowledge of relevant sub-disciplines (mechanical, electrical, structural, MEP)
  • Experience with statistical quality control techniques, root-cause analysis, Six Sigma or Lean principles
  • Experience in the specific project domain (e.g. infrastructure, rail, highways, buildings)
  • Ability to mentor or lead audit teams
  • Prior experience with external audits or certification audits
